Best practice for meeting your EPC requirements

Social Housing Providers from around the country are attending the NHER's regional Social Housing Forums to discuss and find out more about how they are going to meet their Energy Performance Certificate requirements.

The forums are hosted and facilitated by the NHER, but much of the specific content is generated by delegates.

The first forum, held in Milton Keynes in January, brought together a wide range of delegates - all of whom had their own circumstances and ways of approaching EPC production.

From the first forum, it was clear that there was no 'one size fits all' approach to EPC generation and data usage.

Delegates discussed a wide range of topics, including:
  • EPC production Producing EPCs on a reactive basis when properties become void, versus the pro-active approach of getting them produced up front
  • Using technology How to collect and store RDSAP data
  • Don’t lose the data! How to make sure you don't lose the valuable data you've collected, and what other uses might it have
  • What next for EPCs The future of the EPC and the EPBD

Keep on top of your energy efficiency data
New software tool from the NHER to manage the data of your housing stock

NHER Stock Assessor is a standalone energy database which enables you to manage the energy efficiency of your stock and EPCs:
  • A database to enable you to record, manage and maintain the energy efficiency data on your housing stock
  • Records which properties have received EPCs
  • Enables creation & lodgement of EPCs from data held in Stock Assessor; alternatively an EPC can be created on our system (NES one) and data imported
  • Imports Probase data
  • Provides reports for statutory reporting requirements such as average SAP, stock profiles and decent homes information
  • Supported by our Technical Support team seven days a week – via telephone, email and internet services

Energy ratings from within your asset management database
Energy efficiency data of your stock right where you want it
Some of the major asset management database suppliers have integrated with the NHER to enable the production of energy ratings and EPCs directly from their systems.

Providing you have an NHER-accredited DEA, you may be able to generate your own EPCs directly from your asset management database - streamlining the EPC production process dramatically.

Introducing NHER Auto Assessor
If you do not have an NHER-accredited DEA you can still produce indicative RDSAP energy ratings for individual properties, groups of properties or your whole stock.

All of the major asset management database providers have seamlessly integrated the NHER's energy calculation engine, known as Auto Assessor. The engine can:
  • Allow you to use the information from your database to produce energy ratings for the RSR and national indicators
  • Enable you to better plan improvements to properties
  • Indicative SAP ratings using full RDSAP or partial datasets

Train your staff to issue EPCs
Experienced Practitioners
If you work for a Social Housing Provider and you have a large number of EPCs to produce, it will be more cost-effective for you to train your staff as Domestic Energy Assessors.

We run regular courses for individuals with experience of residential property surveying and energy ratings.

Alternatively, if you are new to the industry, we run a course that is designed to get you up to speed as quickly as possible. The course covers all aspects of property surveying for energy ratings for you to achieve the DEA qualification

RDSAP Data Collection
Another way to produce EPCs (within the CLG guidelines), or to undertake an RDSAP survey for any other purpose, is to have a team of staff collecting the RDSAP data items. This information may then be used by a qualified and accredited DEA uses to produce EPCs or manipulated in an energy database or asset management system to provide reports on the stock.

To practice as an RDSAP Data Collector, you will need to undertake our two-day course covering the RDSAP conventions and how to collect data. This course is undertaken at the NHER’s training facility in Milton Keynes. All candidates that attend will receive a certificate to show they have been trained in the collection of RDSAP data by the NHER.

New training course - Low Carbon Refurbishment
We also offer a one-day course for ambitious DEAs who are looking to gain new skills and further improve the energy efficiency of the UK's housing stock.

Probase replaced by Stock Assessor
The NHER Probase energy database has recently been replaced by Stock Assessor. Stock Assessor enables the storage of stock energy data for energy rating calculations and as a means to produce and store EPCs.

Auto Evaluator replacement
Auto Evaluator, the NHER's energy calculation engine, has been replaced by Auto Assessor. Auto Assessor is primarily used in Asset Management systems and databases to enable the analysis of housing stock data to produce energy ratings.
