I hope the year has began the way you wanted so far. I am certainly looking forward to a great year.
I wanted to send out a quick note about a news story on TV the other night. It was talking about how property has had its biggest drop in 10 years. An average drop of 7% nationwide.
Now that may sound alarming to you if you do not know a few of things.
- Property moves in cycles. Usually around 7 - 10 years. So if 2008 saw drops of 7% thats normal. The last year we had dropping property prices was way back in 1999-2000 which then began recovering and started booming in 2002 right up until early 2008. So that means we are about 7-8 years into a 7-10 year cycle.
- Prices in NZ have increased by 120% according to 3 News over the last 10 years. So that makes a 7% drop seem rather minimal. And this tells us that property is a good investment over time.
- In Napier, Property sales have increased for the 4th month in a row now. And the strongest performing market is the houses in the $225,000 to $350,000 range. Great News.
 So the point of this is, don't get fooled by the doom and gloom on the news. Read between the lines and make informed decisions.
